Add More Space and Value to Your Home

By December 6, 2017 No Comments

Selling your home and moving elsewhere can be a stressful experience. One way to reduce the level of stress you might suffer is to get a satisfyingly high price for your property when you put it on the market. There are many simple ways to make sure you get a good price, such as redecorating the interior or landscaping your garden. However, one sure-fire way to add significant value to your home is create more space.

People are prepared to pay a premium for a house with more usable space, and there are various ways to upgrade your property and achieve the best possible price for it.

Before you do any work on your home, make sure that you have the necessary permission from your local planning authority.

Loft Conversion

Many houses have large lofts that are just used for storage. It’s possible to convert them so that you get another bedroom – and sometimes two – together with a small bathroom. Although not a cheap option, it will usually more than pay for itself.

In the UK, for example, it’s been found that a well-executed loft conversion will add around twenty per cent to the value of the average home. This is around twice what it would cost to have the work done, so it’s obviously a good investment.

One thing to note, however, is that this won’t apply to all homes. Often areas have a “ceiling price”. This means that you won’t get a decent return on your investment from this type of home improvement.

Garden Room

While the loft conversion is a tried-and-tested means of adding space and value to a home, garden rooms have become popular more recently. They have shown themselves to be a great way to increase the price you can get for your home.

As the name suggests, a garden room is simply an extra room situated in a garden and is not usually physically connected to the house. It can be used as an office, gym, additional bedroom, children’s play area or music room.

Garden rooms can be built using traditional methods, or you can buy a pre-fabricated one and have it erected. It’s a good idea to make sure that it has its own power and water supply so that its uses aren’t limited. Many people also install a wood-burner and insulate the walls and roof so it can be used in the winter months.

All of these options come at a cost, but this is money you should recoup easily when you decide to sell your property. They will add value and also help you to sell your home more quickly. Before you go ahead with a project, though, speak to some local property experts and make sure that what you are planning will be a good investment.
